Gas boiler servicing, fault finding and repairs
At Thanet Gas safety is always our highest priority and we recommend that you get your gas boiler or appliance checked and serviced regularly. Servicing of domestic gas boilers should be done on an annual basis to ensure that the boiler is working efficiently and will also help to reduce the chance of needing to call out a gas engineer for emergency repairs.
If, following your service your engineer feels that your boiler is coming to the end of it’s life and that you should plan to replace it then Thanet Gas will be able well placed to offer advice on estimated costs and your options for a replacement boiler, including recommendations on suitable models and makes with appropriate capacity and output for your home.
Signs that your central heating system need a powerflush
There are a number of signs which indicate that a powerflush may be required. These include cold areas on radiators, excessive noise from the boiler or the heating system pump, discoloured water when you bleed the radiators and the slow warming of the heating system. You might also notice the tap water getting cloudy, especially if there is a build up of limescale as well.
It is generally recommended that the powerflush process is carried out if you intend to connect a new boiler replacement to an old heating system. This is because most new boilers are condensing boilers and any contaminants already present in the heating system can quickly damage the internal pipe work of the new boiler.
The powerflushing process
Our heating engineer will connect a powerful high flow/low pressure pumping unit to the central heating system and cleansing chemicals will flush out any deposits in the heating system. Powerflushing incorporates a sludge remover to remove rust and sludge, a descaler to break down limescale and a corrosion inhibitor to stop further rusting from occurring.
Landlord CP12 safety checks
Thanet Gas engineers are qualified to carry safety checks and issue a CP12 certificate to landlords as well as in private homes, business and commercial premises, council properties and rental properties in Ramsgate, Broadstairs, Margate and across the Thanet area.
It is a legal requirement that property landlords carry out gas safety checks on all gas appliances in rental properties every 12 months and to also hold a Gas Safety Record. Thanet Gas can make the whole process simple and straightforward with our standalone gas safety check (CP12) service.
The Landlord Gas Safety Certificate check (CP12) includes:
- Check appliances and all pipe work for gas safety.
- Check gas pressure and gas rate.
- Check burner pressure/gas rate.
- Check for satisfactory ventilation.
- Check standing and working pressure if test available.
- Test flue flow to ensure removal of products of combustion.
- Check satisfactory operation of all the flame failure devices.
- Produce written report (CP12) for Landlord and tenant.
